Everything on this site is meant to help you make a decision early. Here is exactly how far each number should be trusted.

Prices

Model price ranges are planning estimates covering the factory package, delivery, foundation, utility connections, permits and site finish work. They are not a bid, an appraisal or an offer. A fixed price applies only as written in an executed construction agreement, and it is written after we have your parcel, your soils and your drawing set.

Schedules

Timelines shown are typical, not guaranteed. An ADU on a flat Palo Alto lot lands at the short end. A whole house on a Woodside hillside with a shared driveway and a grading exception lands at the long one. Your project runs to the dates written into the agreement, which are set once approvals are in hand.

Ordinance and zoning summaries

Town rules on this site summarise published ordinances at the time of writing. State ADU statute and local ordinance change regularly, and cities amend rules mid-year. Rows marked unverified have not been confirmed with the town. Confirm current requirements for your parcel before relying on them.

Approvals

Building components are manufactured under approval and insignia issued by the California Department of Housing and Community Development and inspected in the shop by an HCD-approved third-party agency. Foundation, siting, utility and occupancy permits are issued separately by your local building department. We cannot guarantee any city's review time.

Photography

Photographs illustrate the standard of work and the plan types. A photograph is captioned with a town only where the building shown is in that town. Finishes, landscaping and staging vary by project.
