What is covered after we hand you the keys.
Coverage begins the day the certificate of occupancy is issued and is written into your construction agreement. Nothing below replaces that document; where the two differ, the agreement governs.
Coverage
Year one, workmanship
Doors and windows that stick, drywall cracks from normal settlement, paint, trim, tile, cabinetry alignment, flooring and the fit and finish of everything we installed.
Years one and two, systems
Plumbing supply and waste, electrical distribution, mechanical ventilation and heating and cooling equipment we installed, including the connections between the components and the site-built work.
Ten years, structural
Load-bearing components: floor framing, wall panels, roof structure and foundation, against defects that make them unable to carry the loads they were designed for.
Not covered
- Normal wear, seasonal movement of wood, and hairline cracking within industry tolerance
- Damage from lack of maintenance, including gutters, drainage and sealants
- Work performed by anyone we did not contract, or alterations made after handover
- Landscaping, hardscape settlement, and soil movement outside the building footprint
- Consumables: filters, bulbs, batteries, weatherstripping
- Acts of nature, and any loss covered by your homeowner policy
Making a claim
Reach us through the contact page with the address, the date you noticed the issue and photographs. We acknowledge within two business days and inspect within ten. Emergency items affecting water, power or safety are handled same day.
