What comes standard
The shop buys you precision and a schedule. Your lot is where the house becomes yours, and that is deliberate. What the house is made of is a separate list, on the green building page.
- Approval
- Approved as building components under California's HCD program, inspected by a third party in the shop. It finances and appraises like a house, because it is one.
- Panels
- Cut from the model, assembled on steel jigs, square within an eighth of an inch. Openings framed to the actual window, sheathing fastened and taped, weather barrier on, windows set before it leaves the building.
- Structure
- Engineered for the lot you are building on. Shear at the panel joints, hold-downs to the foundation, seismic detailing past code minimum.
- Envelope
- Taped sheathing, a drained and vented rainscreen behind every cladding type, blower door tested at the end. You get the report either way.
- Windows
- Fleetwood or Marvin Ultimate as base. Thermally broken steel where the design asks for it. No vinyl anywhere in the house, including the garage.
- Site
- Foundation, drainage, hardscape and landscape by us, under the same agreement as the house. One contract and one number.
- Warranty
- One year on everything, two on mechanical, electrical and plumbing, ten on structure. We come back at month eleven whether you called or not.
